What is the Investigation About?
On October 2, 2026, Hunterbrook Media published a report alleging that Millrose Properties had purchased approximately $200 million in finished homes from Lennar and was renting them out at an apparent loss. The report identified more than 700 home purchases across at least 51 counties in 15 states, with Millrose subsidiary MRP Liberty listed as the buyer in county deed records.
Following this news, the price of Millrose stock fell $2.10 per share, or approximately 8.5%, from $24.61 per share on October 2, 2026, to close at $22.51 per share on October 5, 2026.
The report contrasted these purchases with Millrose's prior representations that it would not enter into lease agreements or have tenants on its properties. Hunterbrook estimated rental returns of approximately 5% after expenses, below the 6.5% to 6.75% interest rates on Millrose's recently priced bonds, while noting that those bonds were not directly tied to the home purchases.
