Bulls Say, Bears Say
Bulls
The majority of HMC’s assets under management sit in listed REITs and closed-end unlisted real estate funds. These AUMs are relatively sticky, which means the majority of HMC’s management fee revenue is relatively stable.
Bears
HMC Capital lacks the economies of scale enjoyed by major property fund managers, given its relatively small size.
HMC Capital is an alternative asset manager. As of June 30, 2026, it had AUD 17 billion of fee-generating assets under management spanning real estate, data centers, private credit, and renewable energy infrastructure. Real estate and data centers, the two largest investment verticals, account for around three-fourths of HMC Capital’s AUM. The majority of HMC Capital’s revenue comes from base management fees. Transaction fees and performance fees are lumpy and typically make up around one-fourth of revenue. HMC Capital manages and owns minority stakes in three listed REITs: HomeCo Daily Needs REIT, HealthCo Healthcare and Wellness REIT, and DigiCo Infrastructure REIT. These co-investments also provide distribution income for HMC Capital.
